There is a simple reason why most small businesses have such a small multiplier of earnings value. It's because they tend not to have a strong management in place outside the owner. So you take him/her away from the business and you take away a key element.

A prospective purchaser wants to know that the business will produce cash flows into the future without the old owner around.

This is general, I know, but it always amazes me how many people don't even factor in their own time when stating their 'profits'.
